Will you pressure me toward the cash offer?+

How much do cash buyers actually pay for a house?+

Industry estimates commonly run 70–85% of market value. The discount is what pays for speed, certainty, and taking the house as-is. That is exactly why we put the cash number next to the listing and auction numbers in writing: you see the real gap for your house, not a rule of thumb, and decide if the trade is worth it.

Are "we buy houses" companies a scam?+

Most are legitimate, but the space has real bad actors. The classic red flag is any upfront fee. Protect yourself: never pay to get an offer, get everything in writing, and compare the cash number against what listing or auction would net. How do I sell a house I inherited in South Carolina?+

In most cases the estate needs a Personal Representative formally appointed before the house can close, and probate often runs 6–12 months. The good news: you can get your three numbers while that runs, so the family can agree on a plan (take cash, auction it, or list it) before the house is even ready to sell. We work with inherited properties all the time, family dynamics included.

Can I sell my house at auction instead of listing it?+

Yes. For property that is hard to price, competition on a firm public date can work well. Know the difference: an absolute auction sells to the highest bidder with no minimum, while a reserve auction lets you set a floor or confirm the final bid. Most residential auctions run with seller confirmation, so a $300K house does not go for $90K without your signature. It is one of the three numbers we build for you.

How much are realtor fees in South Carolina?+

There is no fixed rate. Commissions are fully negotiable by law. South Carolina averages run roughly 2.9% for the listing side and about 3% for the buyer's agent, and since the 2024 rule changes, whether you pay the buyer's agent at all is your call: pay it, negotiate it, or offer it as a concession. How long does it take to sell a house around here?+

A typical Upstate listing runs around 50–60 days on market (longer in some areas) plus closing. An auction closes shortly after its fixed date. A cash sale can close in 7–14 days, on the day you pick. If you have a hard move-out date, tell us. The timeline is often what decides which of the three numbers wins.

Why isn't my house selling?+

Usually price, condition, or exposure. In this market a large share of listings take at least one price reduction before selling. Before you cut again, it is worth seeing what an auction or a cash sale would actually net you. Sometimes the listing is still the right answer at a new price; sometimes another exit nets you more once you count carrying costs. The three numbers settle it.

Do I have to fix my house before selling it in SC?+

No. South Carolina requires you to disclose the property's condition before a contract is signed (Title 27, Ch. 50). It does not require you to repair anything. Cash buys the house as-is with no cleaning or showings; auctions usually need no prep either; a listing typically nets more with repairs done. Not being able to afford repairs does not rule out a normal sale. It just changes which number wins.
